So, what can you do to increase your chances of getting the keys to that perfect property? It’s time to become a ‘power buyer’: the kind of person vendors are dreaming of when they put their house on the market.

What is a power buyer?

If a vendor can take their pick of buyers, they’re naturally going to go for an easy life and choose someone who promises a speedy, problem-free transaction.

Essentially, a power buyer is someone who is ready to hand over money and move. They could:

  • Already have a buyer for their current property
  • Be chain-free
  • Have no need to sell in order to buy

Five tips to becoming a power buyer

The selling and buying a house process is often complex and daunting so anything you can do to make yourself a more attractive buyer will work in your favour.

1. Get a sale agreed on your current home before you buy.

If a vendor sees that you’ve got a buyer lined up, they know you’re in a good position to proceed and that certainly tips the scales in your favour.

2. If you are upgrading, make sure you can afford the new mortgage and the bank will lend you the money.

Having your finances in order is a good thing for everyone. The vendor will see that you can afford their property and you will know what kind of properties to aim for.

3. Get a mortgage in principle if you’re a first-time buyer.

This is a really important step and shows vendors that you are serious and can afford what you’re offering.

4. Let us (Charters) know if you’re a cash buyer as this will speed the purchase up.

If there’s one thing sellers love it’s a cash buyer. Those two words hint at a stress-free sale for them, so if you’re in the position to buy without a mortgage then you immediately appeal to the vendor. Make sure you let the estate agent know so that they can pass on the good news.

6. Have a solicitor and surveyors ready to go.

Again, lining up a solicitor for buying a house shows sellers that you are a) serious and b) ready to move forward. Once they put the house on the market it is likely they want to get through the process of selling as quickly and simply as possible. Being an ‘easy customer’ by having a solicitor and surveyor ready will help persuade the vendor selling to you will be straightforward and hassle-free.
