The importance and benefits of home staging

“Staged homes sell faster and for higher prices because they create an emotional connection and showcase the true potential of the space. It’s like giving your property a makeover that appeals to a broader audience. In my experience, I’ve witnessed first-hand how staging can make a significant difference in the selling process,” stated Kirstie Allsopp, a renowned England property estate agent and television presenter, and we couldn’t agree more!

Home staging transforms an empty, blank canvas or, sometimes, a too personalised and cluttered space into a place where potential buyers can visualise sitting and enjoying a morning cuppa, cooking meals in their new kitchen, hosting an outdoor barbeque or how/where to configure their home office easily. It also creates an image of the main living room. It shows exactly where their own sofa, television, and family and friends can comfortably and easily gather together. It gives your property an edge over the competition. This is why we talk about never underestimating the power of home staging. Home staging increases the chance of a successful sale, which is your goal and ours!

You don’t get a second chance to make a good first impression, and your home is no different. Buyers make a decision within the first 30 seconds of walking through the door. So, you need to invest time, resources, and, sometimes, money to get it right the first time.

When buyers step into a staged home, it helps them build an emotional connection and visualise how their own lives would fit into that space. In this competitive market, where buyers have countless options, a well-staged home is a necessity. It is no longer an option. It is what leaves a lasting impression, setting your place apart. You want a potential buyer to walk away thinking and talking about living there. Telling their co-workers, best friends, and family about it. You want them to leave feeling comfortable, secure, and excited about the prospect of moving in. Home staging can do just that.

It also has this superpower to highlight a home’s best features. It draws one’s attention to architectural details, maximises space, and creates a flow that enhances the overall appeal. This not only improves the aesthetics, but, also creates a sense of living, function, and purpose. It shows your buyers its potential, and this is what entices and makes them put in an offer.

When it comes to staging options, there are several routes to take. One is to hire a professional home stager who specialises in creating captivating spaces. These experts possess a keen eye for design. They understand how to create an atmosphere that appeals to potential buyers. They tap into the human psychology (of making that connection and sale), and include current styling trends that make your home look amazing!

Another option is a DIY approach, where you utilise your own furniture and accessories to stage the home. This can be cost-effective, but, it’s important to ensure that the staging is done tastefully and in line with current trends.

“Less is more” is a saying for a reason and this should be your #1 priority, before doing anything else. Remove personal photos, paintings, and collectable knickknacks. Of course, these precious items mean a lot to you. We are sensitive to that. But, if you fill up every inch of a window ledge or display shelf with your collectable items then your potential buyer becomes distracted. They won’t see the possibility of it being filled with their own loving belongings.

Also, when you walk through rooms, ask yourself if you really need that extra furniture. For example, if you have extra dining room chairs sitting in the corner for when you have extra dinner guests over, then, maybe move those somewhere else or in storage. Walk around and think about what is currently present, and what could you do to make the room look larger than it currently is. What can you do to make it look simple, clean, and decluttered? That is what you need to lead this entire process by.

Next, think about curb appeal. As mentioned above, first impressions matter. So, invest time in improving your home exterior. Freshen up the landscaping, paint the front door and add some inviting touches like potted plants or a new doormat. It adds that special something. It’s a spark that draws your eye to the house. The upkeep and attention to outdoor detail show you care too.

Another aspect of home staging is to think about colour schemes. While personal colour choices can be appealing, opting for neutral tones allows people to envision their own style and furniture in the space. Yes, we all love a little pink, an accent wall or a pop of bright colour. But, the goal is not for you to stay in this house forever. The goal is for your buyers to imagine themselves in it. So, think about neutrals. They give a sense of airiness and serenity. Some of those colours include shades of whites, greys, and beiges.
