Whether you are selling, letting, or simply curious about the market, it is interesting and helpful to understand what property features are most popular with buyers and renters. This information can help you market your property much more effectively, helping it attract the right interest and price.

With this in mind, Rightmove recently surveyed 600,000 property listings, comparing the features listed with the number of enquiries. Let us have a look at the findings…

What is the most in-demand property feature?

It turns out that buyers want a project. It should not be surprising, as properties described as ‘in need of refurbishment’ appeal to both first-time buyers looking for a bargain, and investors planning to resell or rent.

It is worth noting that houses that need more than a little TLC have an asking price at least £29,000 lower than the national average asking price of £366,000, so it is easy to see the attraction.

However, do not despair if your home is refurbished. Buyers are willing to pay on average £70,000 more for a ‘walk-in’ property, which is 19% over the national average.

So, whether you are selling a fixer-upper or a fixed-up property, you could be well placed when attracting interest.

When it comes to buyers, properties with the following features in their descriptions attract the most attention:

  3. Loft conversion
  4. Storage space
  5. Cellar
  6. Double glazing
  7. Refurbished
  8. Chain free

  10. Near station

The top 10 property features renters want

Those renting have slightly different priorities, although there is plenty of crossover. Energy efficiency and storage space are real draws for house hunters in both categories.

How to use this information

As estate agents, we are biased, but we find this information interesting on its own merit! However, if you are selling or letting, you can use it to your advantage in two ways:

  1. If your property already has one of the desired features, make sure it is mentioned prominently in the description. You may think it is not important to state you recently installed a new boiler or that you have double glazing, but this is evidently what people are looking for. Failing to shout about these things may cost you viewings.
  2. If your property has these features but does not maximise their appeal, see what you can do to address this. For example, declutter your storage spaces to show their full potential. Give your garden some TLC so buyers can picture themselves enjoying the coveted outdoor area.
